In Part 1 of How To Run Comps On A House, we covered the early stage of running comps and what to look for.
In Part 2, we'll be sharing why you should be running comps throughout the renovation and what to look for when getting ready to list.
Like we've said before, running comps is an art form, not a science. In order to become good at it, you must practice... A LOT!
Your initial scope of work must remain fluid as you go through the project. The reason for this is, as you rerun your comps throughout the project you may realize that you need to do something more or something different. But, if you're one of those people that can't veer off the scope of work then you will struggle when you could have made an extra $40K by doing an extra $10K of work.
We'll also cover the strong need to stand out from your competition in order to sell quickly and for the most amount of money.
