We speak to many new investors and wholesalers that don't know which contracts they should bring to get a deal under contract.
You should always have at least 2 sets of all contracts at any given time with you. There have been countless times when I or others have gotten to a house and negotiated a great deal but couldn't lock it up because they didn't have the contracts with them. This is a very big mistake. By the time you go back and get the contracts the homeowner could have cooled off and you lost the deal.
